Ownership Options

In order to cater to the diverse needs of clients, this development has made two purchase options available:

The Lifestyle Option

This option is ideal for owners who would like to vacation regularly or live in their property.

Cottages

Villa Fractions

  1. With this option you can earn interest on all funds held in escrow.
  2. As a 1/6th fractional owner you may use your villa for up to 2 weeks during the High Season and 6 weeks during the Resort Season.
  3. The rental pool provides you an opportunity to earn income from the rental of the property. Rental income from all the fractional villas is pooled and the net income is split 50/50 between the owners (prorated) and resort manager. It is a requirement that all fractional villas be placed in a rental pool.
  4. HOA Fees are US $1.00 per square meter per month and include all corporate, administration, utilities, cable and internet, landscape maintenance, reserves for external painting and roof, common area maintenance, security and management. HOA Fees are due biannually (every 6 months).
  5. In addition to the HOA Fees, one sixth of the property insurance estimated at 1.15% and property tax at 0.2% of the value of the unit is payable annually.

Whole Villas

  1. With this option you can earn interest on all funds held in escrow.
  2. As a whole villa owner you may choose to live in your villa and become a member of the sustainable community or place your villa in the villa rental programme. In this programme every year you can decide when you want to use your villa providing you commit at least 24 weeks to the rental programme of which 6 weeks must be during the High Season.
  3. HOA Fees are US $4.00 per square meter per month and include all administration, utilities, cable and internet, landscape maintenance, reserves for external painting and roof, common area maintenance, security and management.
  4. In addition to the HOA Fees, property insurance estimated at 1.15% and property tax at 0.2% of the value of the unit is payable annually.

Investment Option (Limited Offer)

This option is ideal for persons who are seeking to purchase property as an investment with limited interest in the use of their property. It is ideal for persons investing in property for Citizenship-by-Investment. This option offers:

  1. The opportunity to earn guaranteed fixed annual interest of 2% on all the funds placed in escrow from the time the funds are deposited until the unit is handed over.
  2. The opportunity to earn guaranteed fixed return on investment of 4% of the purchase price for the first 3 years after hand over of the unit.
  3. The Developer will pay all the HOA Fees, Property Taxes and Property Insurance due for the property purchased.
  4. Owner's use under the Investment Option is as follows;
    1. Cottage Owners are entitled to 14 nights use during the resort season.
    2. 1/6th Villa Fraction Owners are entitled to 14 nights of use during the resort season.
    3. Whole Villa Owners are entitled to 42 nights of use during the resort season.
  5. After 3 years the Investment Option expires and full owner’s use and responsibilities as set out in the Lifestyle Option are restored.

Redeemable Preferred Share Offer (Buy Back Option)

The Redeemable Preferred Share Offer (RPSO), is the Resort Development's exclusive product with Monarch&Co and is commonly referred to as the Buy Back Option. The offer allows applicants to purchase a share within specially appointed Cottage Suites within the development for a purchase price of USD $400,000. The applicant renounces any income or dividends from the company, in exchange for the guaranteed option to re-sell the property back to the developer after 5 years. After the 5 year "must hold" period the purchaser will have the option to:

  1. Redeem their share for the exact same purchase amount (USD $400,000), or
  2. Re-sell the property to a private buyer, who can also apply for St. Kitts & Nevis Citizenship, or
  3. Choose to retain ownership.

Owners of Redeemable Preference Shares benefits:

  1. Owners are entitled to 7 free nights of accommodation per year of use of a four-bedroom Cottage Suite during the Resort Season.
  2. Qualified persons will receive complimentary membership to Preferred Residences. Preferred Residences membership allows members to trade their use time with other resorts in the Preferred Residences network worldwide.
  3. Will receive complimentary membership to the Golf and Tennis Club.
  4. Receive annual audited accounts of the Special Purpose Company that will reflect the actual financial performance of the property during the five-year period.
  5. Will not pay any Home Owners Association (HOA) fees, Property Taxes, Property Insurances or any other costs associated with the property.

All Properties 

  1. All property owners are eligible for membership to the Golf and Tennis Club which entitles the member to preferential access to the Mango Walk Golf Course, the tennis courts, the fitness centre and many other resort amenities. Membership to the Golf and Tennis Club is mandatory for all property owners and costs US $2,100 per year (complimentary for investment option).
  2. Historically in the Caribbean High Season is from December 15th to April 15th of the following year. The Resort Operator reserves the right to set the resort calendar which defines high and low season each year.
